At last! A cost-effective solicitor that talks to you in plain English and actually speeds your house transction!
Most home owners would agree that the process of buying a property in UK is incredibly painful. Yet you may be surprised to hear that it’s not always the estate agent that bears the brunt of a buyer’s frustration.
According to recent research published by the Office of Fair Trading. homebuyers and sellers have blamed solicitors more than estate agents for delays during the conveyancing process. And who would blame them? The legal profession is not exactly renowned for it’s speed of service.
In fact, it has often been suggested that the time it takes to complete an average house conveyancing could be reduced by as much as 50% if solicitors were more proactive from the outset. Yet imagine working with a solicitor that really did go out of their way to provide a world class customer service? A solicitor that actually invests the time to communicate with you and your family and ensures that you are constantly kept up to date with developments on your property transaction.

If the average house conveyancing case requires just 8-10 hours of actual work, it shouldn’t last 8-12 weeks!
House conveyancing is the legal process of transferring ownership of a property from one person to another. There are many duties that the conveyancer has to carry out, although just 20% of the work involved requires any real legal expertise which is why, most of the time, it is delegated to an office administrator. These duties include:
- Retrieving the title deeds (documents of ownership) from the conveyancer working for the seller.
- Assuring that you will get title of the property.
- Assuring that no harsh conditions of ownership or planning conditions affect the property.
- Assuring that the seller has all planning permission and completion certificates.
- Checking that there are no local developments in the planning stage.
- Making sure that the main drains, the street and pavement are all public and are maintained.
- Negotiating in detail, the terms and conditions of which you are willing to purchase the property.
- Registering the change of title on the property and the mortgage deed, with the Land Registry.
Although the actual work involved should only take a couple of days, the conveyancer is often held up by the unpredictability of chains and the negotiation of completion dates. Not only that, Local Authorities can be woefully inefficient at providing the requested data. Nevertheless, there are certain things to look for in a decent solicitor, these include:
- Having a reputation of working completely in the best interest of their client.
- Providing a no-completion, no-fee service.
- Being accessible at all times and willing to update you constantly.
- Can start work immediately to avoid any delays.
It is not easy to find an efficient and experienced solicitor who will navigate the house conveyancing process smoothly and quickly. Fortunately for you they do exist, and we are happy to put you in contact with one.
